Provided full design-build services for the Mission Gateway Apartments. Mission Gateway is one of California’s largest affordable housing communities. Mission Gateway has 356 affordable residential units ranging from studios to four-bedroom apartments. The 386,540 sq. ft. complex also has 311 ground-level and below grade parking stalls. The project amenity package includes podium level courtyards, with a splash pad, pet spa's and a fitness room. Contractor managed the design process to hit the rentable square foot metrics needed by the client, while maintaining a budget during a year of preconstruction. The project is a five-level type VA and IA on grade.

The mixed-use building is a five-story wrap, Types III and Type V-B construction with precast structured parking and a concrete podium over ground-floor retail space; plus three stand-alone retail buildings.
Resident units boast quality appliances and millwork, luxury vinyl flooring and solid-surface counters in highly efficient floorplans. Sustainable building components included: reclaimed brick, car charging stations, solar panels, a garden wall and permeable parking. As a sustainable project, S*Park design attends to the finest of green features – hypoallergenic grasses, solar power, composting and a 7,200 sq. ft. rooftop greenhouse, one of the most elevated aeroponic farms in the country.

Kestrel is an 18-building affordable housing development providing a total of 200 units on a 13.4-acre site. There are 17 multifamily buildings totaling 129 units and an affordable Senior Building featuring 71 units for within a 96,683-sq. ft., three-story, elevator-served apartment building.
Kestrel is a highly sustainable, energy-conscious and water-smart neighborhood. The majority of the buildings are designed as solar-ready, with low-slope roofs and sufficient structural capacity to support photovoltaic panels. All buildings at Kestrel make use of geothermal heat-pump heating and cooling. Using the steady temperatures found deep beneath the earth’s surface, this system is over 25% more efficient than typical heating and cooling systems.
The neighborhood plan includes community gardens, a 1/4-mile “complete street” circulation loop, a community center, a central neighborhood park, seven pocket parks, and local and regional trail connections. Throughout the development, units are designed with “artist-friendly” spaces, use of natural light, and durable materials.

Challenging ground water conditions required the team to design and construct an interceptor trench and pump system to facilitate below grade construction.
